As a buyer, you need to know the condition of the property for protection from any unseen problems. As a seller, not following full disclosure laws can result in loss of the sale and legal action if a problem is uncovered.
Laws can include disclosure of:
- condition of the roof
- electrical system
- death at the property
- water and sewer problems, including wells and septic systems
- heating and air conditioning systems
- presence of hazardous materials, such as lead paint
- structural problems
- presence of mold
- when the seller last occupied the property
- violations against the property of city, county, or state laws
Contact a RE/MAX Fine Homes agent to fully understand what needs to be done to get the deal closed.

The California Assoication of Reatltors President stated, "This tax credit is arguably the most successful strategy employed by the goverment to stimulate the housing market."
Right now the First-Time Homebuyer Tax Credit goes to November 30th, 2009. Hopefully this will be extended!
